Members and Associate Members we are moving our meeting location once again. We are going back home to Ramada Plaza starting January 2010 located at 2750 Ramada Way. The good news is we have signed a 2 year deal with Ramada Plaza so we will have a place to call home. The January Meeting will be the Holiday Party so look for the signup sheet in this newsletter. We have a great evening planned.

Now I have to give you a brief overview of the WAA Conference “Opportunity Knocks” I attended in Neenah in October. Those of you who did not attend missed out on some great learning opportunities and networking with other landlords from all over Wisconsin. I do want to thank some of AANW Associate Members who contributed to WAA with seminars and/or booths: Kathy Huens with Landlord Services , John D’Angelo with Stellpflug Law, Kathy Kintopf with Start Renting, Jeff Shavlik with Finance System of Green Bay , Mark Mazoleni with PuroClean of Wisconsin, SpeedRenter.com and Joe Kleiser with Great Lakes Laundry Commercial Sales. Let me tell you about some of the classes I attended. One of the programs I attended was put on by the Appleton Police Department on Crime Prevention Through Environmental Design. This is a great program offered in Appleton between Appleton Police Department and Landlords working together. For more information go to City Appleton website and then click on Crime Free. Another topic I attended was on collections. Next year I want everyone to send some files to collections and Jeff and his crew will collect you enough monies so you can attend next year’s seminar with your free money you never would have collected on your own with your file sitting in your draw collecting dust. I attended You and the City which was presented by the President of Janesville. He got the city involved into paying for Landlord Training so it is free to all Landlords. It has been a very successful program. I attended Fair Housing Laws secession. The keynote speaker who talked about investing had a lot of good tips to give. We had a legislative update. I did have a nice conversation with our lobbyist Gary Goyke he helped AANW this past year with issues we faced locally. I asked him what the status is on the utilities bill for I know that is important to so many of us. We are currently waiting for the hearing to come up so if you have not contacted your legislator you still have time to contact them. I also attended some leadership seminars. I thought it was the best WAA Conference I have attended.

WAA update at the last WAA Board Meeting we had an Election. Deanna Zewen decided to not run for another term. We want to thank her for the past two years of leadership. We now have a new President at WAA and that is John Fisher which most of you got to meet when he came in April to AANW and did a forms presentation. He is also known as Dr. Rent in Wausau. AANW looks forward to working with John Fisher.
Attention all maintenance workers and landlords who may repaint or renovate where lead-based paint may be encountered (pre-1978 buildings) in learning how to work in a Lead Safe manner. This class meets the EPA new criteria for the policy that is coming into effect April 2010. Sign up today to attend Thursday, January 14th, 2010 from 8:00AM to 5:00PM. Class size is limited to 40 people. Cost is $260 and you register directly with Milwaukee Lead and place to be announced. See flyer in newsletter to register for this training. A must for any landlord with a pre 1978 buildings.
November is special for this is our annual AANW meeting. It is our 2010 Election. Members get to vote for the 2010 AANW Board. So don’t forget to vote. If you are interested in being a write-in candidate for a position on AANW Boards please let one of the current Board Members know. Being on the Board gives you first hand opportunity to direct this organization. Being on the Board you help direct what issues we need to be working on locally and they determine future meeting topics.
AANW Board is going to have a planning secession for 2010. We will be having a meeting November 4th at 6:00 PM at Ramada Plaza 2750 Ramada Way Green Bay. If you would like to give input please plan on attending.

I am pleased to announce we will not be changing dues for 2010. They will remain at $170. As a little side note AANW is one of the best values of all WAA locals.
Note for tax purposes 2009 Dues Deductions: AANW dues ($25) WAA ($145) Contributions or gifts to the Wisconsin Apartment Association are not tax deductible as charitable contributions for federal tax purposes. However, your dues may be tax deductible as ordinary and necessary business expense. The amount of your Wisconsin Apartment Association dues ($145) allotted for state lobbying expenses is 17.39% and that portion 17.39% of your dues is not tax deductible.

Hope everyone is finding quality tenants to rent to. Don’t forget to screen! Have your Screening Criteria to show to all applicants. Protect yourself also and have everyone you show your property to sign. This is one helpful tool to help weed out the non qualified applicants. If you don’t use this form ask me about it at the next meeting.
