February 2012

Happy February 2012!

"How much did your last tenant problem cost you?" - John Nuzzolese

Hopefully by now you all renewed your 2012 AANW/WAA Membership.  With networking and education AANW is here to help you reduce tenant issues.

"Action is the foundational key to all success." - Tony Robbins

Thank you for those of you who attended this year’s Holiday Party.  Special thanks to Kathy Haines with Landlord Services and Kevin Haines with Reliable Handyman for doing all the shopping and wrapping for the Holiday Party.  Special thanks to Kathy Kintopf with Start Renting for some door prizes and Merrilee Libal for getting the room all set up.  I believe all had a good time.

"Failure is simply the opportunity to begin again, this time more intelligently." - Henry Ford

The AANW Board is seeking some legal advice in regards to some of the ordinances that have been past that don’t require any notification for services.  If you have some thoughts or other questions that could benefit all landlords please let one of the board members know.  We are compiling a list to discuss with an attorney.  So please submit your concerns.

"Our greatest glory consists not in never falling, but in rising every time we fall." – Confucius

Save this date and plan to attend WRHLC/WAA Legislative Day will be on Wednesday, March 21 beginning at 10:30 a.m. at the Inn on the Park and moving over to the state Capitol in the afternoon.  Watch for more details!

"If the window of opportunity does not open by itself, YOU must open it." - John Nuzzolese

We are looking for members to attend Protection and Welfare and Improvements and Services Committee meetings.  If interested in attending please contact an AANW Board Member.

"Knowledge is power. The more knowledge, expertise, and connections you have, the easier it is for you to make a profit at the game of your choice." - Stuart Wilde

WAA Conference is scheduled for October 12, 13 and 14 at Plaza Hotel in Wausau.  This is a great education and networking opportunity.   If you have a class you would like to see at conference please let AANW Board member know so we can communicate to WAA.  The hotel accommodations are very reasonable this year starting at $72 per night.  Plan to attend this year.  Also the first 10 members to sign up AANW will pay for half of the conference cost after you attend.  Members will be responsible for full hotel and travel expenses.

"Be miserable. Or motivate yourself. Whatever has to be done, it's always your choice." - Wayne Dyer

Legislative update look in newsletter for update on utilities bill 182.  This bill is still active and a revision has been made.  I want to share this story by one of the WAA Board members.  A landlord had a rental property and the tenant was past due on water bill he ended up with the bill because tenant did not pay.  Then prior to tenant moving out the water department notified tenant of water leak but not the landlord so the landlord ended up with even a larger water bill for he was not notified of the water leaks issue.

"The world does not wait for me to get around to taking my opportunities. Opportunities are snatched, made & sometimes missed." - John Nuzzolese

Members Nancy Behnke have a new email address blueflame886@yahoo.com.  I no longer have eglide02@new.rr.com so please do not email to that address.  The best is always to call me 920-639-7557.

"95% of tenant problems can be eliminated in the screening process!"

I found this at The Landlord Protection Agency.

Take the Stress Out of the Decision.
Score Prospects by Their Point Value

Score your Tenant-Finder™ Worksheet to help you evaluate the prospective applicant. The LPA Tenant-Finder Prospect Qualifying Chart will help you determine a more accurate score for each applicant.

The Tenant-Finder™ Prospect Qualifying Chart helps you break down the evaluation of a rental prospect into five main categories.

Those categories are

1.  Money

2.  People

3.  Credit

4.  Tenant

5.  Timing

Although the Tenant-Finder™ Prospect Qualifying Chart is designed to work with the scoring of the Tenant-Finder™ Worksheet, it can also be used alone to score prospective tenants.

Look in newsletter for tenant finder chart that goes with this information.
