WHAT IS A SYSTEM BUILT HOME?



A System Built home is a well built stick-built home that was constructed in a controlled environment so it has never been exposed to the elements and is transported on flat bed to the building site. A System Built home has 15-20% more materials then a standard stick built home. The additional structure is to help with support during transportation and while being lifted with a crane. It also has additional structure because of the stringent code it is built under. System Built Homes meet or exceed State and Local building code requirements and are third party inspected.


WHAT IS THE QUALITY OF A SYSTEM BUILT HOME WHEN COMPARING IT TO A "STICK BUILT" HOME?



System Built homes are a cost effective, time saving alternative to a standard stick built home.

System Built homes have name brand products the same as well built stick built homes.

System Built homes have engineer trusses and floor joists just like well built stick built homes.

System Built homes have pre-hung doors and windows just like well well-built stick built homes.

System Built Homes are well-insulated homes with R-21 or 22 in the walls. Many stick built homes have R-19 in the walls. System Built homes have R-40 standard in the ceiling, stick built homes only require R-38.

System Built homes have 15-20% more materials than a well-built stick built home.

System Built homes always have two vapor barriers; some stick built homes only have one.

System Built homes have quality structural graded lumber and materials used in the home.

System Built homes are built in an environmentally controlled environment, well built stick built homes are exposed to the weather during all phases of construction until the exterior shell is completed and windows and doors installed.

System Built homes have 2x6 exterior studs in the walls 16" O.C. many stick built homes have 2x4 exterior walls.

System Built homes are inspected during all phases of construction, stick built homes especially in the country may only get an electrical inspection following construction by the State electrical inspector.



FLOOR PLANS



You found a floor plan you like BUT want to make some changes. Both of our plants do customized floor plans so make the changes you want and we can work from there. There are some building restrictions with System Built homes. Those can be discussed when you bring in your floor plan. One easy example is length, Canadian Homes from Lethbridge can't be more than 74 feet long, from Kelowna the length can't exceed 66 feet and from Stratford Homes the length can't be more than 68 feet.


CAN A SYSTEM BUILT HOME BE PLACED ON A BASEMENT?



A System Built home is placed either on a basement or on a frost foundation. They are built with engineered floor joists so the floor rests on the exterior concrete wall and a center support wall. The center support wall can be of either 2x8s or tele-posts or stacks of 2x4s every 10 feet. It will depend on what your plans are for the basement, some Customers want the basement finished right away so they want doorways in the center support walls. Some Customers want large open areas so a beam is placed as part of the marriage wall to open an area up. Under the foundations model again you have a center support wall, which is sometimes called a knew wall because of its height. Some Customers have used concrete pillars every 10 knee under the center of the home instead of the knee wall.


WHAT SIZE OF AS HOME CAN I ORDER?



The big question is what size do you want. What length, what width do you want? One story, a story and a half, or two full stories. We now have 5 styles of homes available, simple rancher styles, story and a half, Cape Cop styles, Split-level, Tri-level homes, two full story or two full story with a loft.


WHAT IS INCLUDED IN MY SYSTEM BUILT HOME?
