URGENT ANNOUNCEMENT:

SOUTHPOINTE TRAFFIC LIGHT AND NEW LANES TO RELIEVE CONGESTION AND IMPROVE SAFETY

 

Please be informed of construction activity at the north and south intersections of Southpointe Boulevard and Morganza Road.  The Washington County Authority has awarded a contract to Michael Facchiano Contracting to upgrade these intersections by installing additional turning lanes and new traffic signals.  Traffic restrictions will be in place during construction but every effort will be made to keep disruptions to a minimum.  Construction work will take place between the hours of 7:00am and 3:30pm. The project is scheduled to be completed by the end of this year and will greatly enhance traffic movements in and out of the Southpointe Business Park.  Your patience will be greatly appreciated.

Dale Risker, Chamber President, got off to a fast start while  hosting a meeting with Rep. Dwight Evans, Appropriations chairman in the PA House of Representative  Local Rep. Jesse White was instrumental in bringing Evans to our area.  Selected to attend the meeting were local entrepreneurs who spent the time discussing opportunities in Western PA and how appropriation of funds would help to spur new growth.  The meeting ended with a tour of Southpointe and the new Consol Energy building located in Southpointe II.

Developer working toward new venue

CANONSBURG - The firm that is developing Southpointe II is beginning a study for what a company official called a "junior convention center."

Michael Swisher, a partner in Horizon Properties, made the announcement Monday at the Southpointe Trade Show lunchtime gathering at Southpointe Golf Club.

"We're happy to have the business here at the club, but we think that business should be 10 times as big as it is," Swisher said.






"There are enough businesses in Washington County that will, I think, over the next three or four years, be able to support a much larger trade show as we grow. We believe the time is here, and you are ready to have a junior convention center here in Washington County."


The closest venue of a similar size would be the ExpoMart in Monroeville, Swisher said.

A possible site for the convention center is near the administration building of the former Western State School and Hospital in Cecil Township, a highly visible location from Interstate 79.



He called the venue "a great environment to have small shows, small weddings, large weddings, and gatherings of social and fraternal organizations and entertainment such as concerts and wrestling matches" in 90,000 to 100,000 square feet.



 


The study by HBS International will be conducted during the next three months.

Swisher also said Horizon is very close to completing a business agreement for a 14-screen movie theater.

"I can't tell who the operator is." Swisher said. "The lease is, like, days away from being signed."

Southpointe II will offer a combination of restaurants and retail along with its movie theater, similar to what moviegoers find at the Waterfront in Homestead and the South Side Works.

"You'll see construction this summer, and the project will probably open late '09, early 2010," Swisher said.

At the 217-acre Southpointe II, a new headquarters for Consol Energy is under construction, and other offices are planned.

"To have Consol move from Allegheny County to Washington County sends a pretty strong message that Washington County is open for business," Swisher said. "The time is right, obviously, in Washington County for growth."

Swisher estimated the "daytime population" of Southpointe at close to 3,000. With Southpointe II factored in, Swisher said he expects that figure to double within five years.

Housing, retailers, Cambria Suites hotel and an extended-stay Homewood Suites hotel are also planned, but Swisher said Monday he was unable to name specific retailers.

 Southpointe has been called a model of public-private cooperation. Private investment in the site is estimated at more than $250 million, and a  report by the commercial real estate firm GVA Oxford cited a 12.3 percent vacancy rate in the section of Washington County that includes Southpointe.  The rate was the lowest of the Pittsburgh submarkets studied.


We are now doubling our size in terms of jobs and infrastructure with Southpointe II.  This is an oassis in Western PA. for opportunity in business.  "This is were it's happening!"
