Buyer calls you on the phone: “Hello, I’m responding to the (ad in the newspaper), how much are you asking (for rent)(for the property)?” (Choose one, below)
1. We just rented that house for $1000 per month...
2. We are looking for about $X to $XPLUS,
but the monthly rental/lease depends on the qualifications of the buyer/renter.
Is that a range of monthly rental you are looking for? (Range:)__________________
2. Great! I have just a couple of quick questions:
a. I’m using a cell phone … and sometimes I loose calls. Can I get your number, in case we get cut off?
(note the caller's phone:) __________________
b. I’ve got someone else from the ad on the other line right now… Can I get your number and call you back in just a couple of minutes?
(note the caller's phone:) __________________
c. And what was your name? (note the name:)________________________
I am an investor whose entire business plan is based on “finding a way for you -- and buyers just like you -- to own your home”… (your “UVP” or “Unique Value Proposition” or slogan goes here)
3. In terms of your price range, ...
What would be the lowest you would consider?
Why?
Your highest?
Why?
4. We are in the process of buying more homes we can offer on a "rent to own" basis, are you interested in only this area or are you open to other areas?
Which areas?
5. I will have some properties in your price range soon, how quickly do you need to move?
6. (May I ask,) Why do you NEED to move?
7. I have several/many potential home owners on my list… If I could ask you a few more questions, the information you give me could put you at the TOP of my list. May I ask you a couple more questions?
8. How much cash could you put together to secure your option to purchase the “right” home?
a. Do you have a family member of friend how could help you increase that? _____ By how much?
b. Some of the buyers I work with occasionally have credit cards with open balances. While banks can’t take money borrowed from credit cards as a down payment, I can do so legally… Do you have any open credit cards, or do members of your familly? How much, do you think?
9. Are there any other factors you are considering as you look at your next place to live?
Why?
10. (Most banks won’t look at you as a buyer unless your monthly income is 4 times your rent? Of course, we’re not that stringent, we’re looking for 3 times the rent. I really want to find a home that will work for you, what is your approximate Monthly Household Income?
(OPTIONAL detail questions:)
a. Are you receiving or paying any child support? (If RECEIVING, ADD this to the MHI; if PAYING, SUBTRACT this from the MHI.)
b. What are your total monthly Consumer Installment Payments? (divide the MNI by ½, SUBTRACT the Total Consumer Installment Payments, and the remaining is the maximum rental amount?
11. I work with a group that has put together a “Gold Card Buying Power Member Service” (whatever name…. I’m thinking, I’m thinking… = “prequalifying service”). For $75 dollars you can be pre-qualified for a loan – you’ll know your maximum payment and your maximum loan balance you qualify for – and you’ll receive $150 credit against the closing costs of a loan OR for a credit repair program, if needed. Is that something you’d be interested in???
a. Why? What advantages do you see?
b. Why not? Is there a reason you wouldn’t want to participate?
OK. To really put you at the top of the list, I need to ask 3 more questions, is that OK?
12. Are you currently renting? Or do you own?
About how much are you paying per month?
How much per month are you paying for insurance? for taxes, if any?
13. Have you or your co-borrower been bankrupt in the last 7 years?
If “yes”,…
a. Please tell me the date of the discharge.
b. Do you have all the paperwork (listing which debts were included in the bankruptcy?)
14. Have you or your co-borrower ever lost a home in a foreclosure?
If “yes”,…
Please tell me the date of the discharge.
Great! And, by the way... if I were to find a home that fit the criteria you’ve mentioned what's the best time to reach you?
And, if a property really fits the bill, do you have another number that may work?
What are the best times for this number?
I am “totally committed to finding a way for you to own your home”… I’ll check back with you.
