How to get started finding motivated sellers…
1. Get one or more of your local newspapers. Start with the most popular newspapers first, and then go the others when you’ve finished with these.
2. Find the “real estate for sale” sections and find ads from "For Sale By Owners" (referred to as "FSBOs", pronounced "fizz-bows" [or "fizz-bow" in the singular]), use the Introductory script of your choice (click here for a copy) and then proceed by asking these owners the questions necessary to fill out the Property Information Checklist (click here for the NEWEST copy).
WARNING: Stay away from real estate agents for now. If a property listed by a Realtor® falls in front of you, hang up…. Don’t talk to agents or Realtors® until you are very committed to your success. They will try to steal your commitment from you.

3. Find the “unfurnished homes for rent” sections and find ads from “For Rent” owners (referred to as "FRBOs", pronounced "fur-bows" [or "fur-bow" in the singular]). Tell these owners:
Is your property still for rent?
If “no”: Oh, I’m too late? Do you mind telling me what you rented it for? I’d like to know what to expect as I’m looking.
(Fill out the basic info on the Property Information Checklist – You now have a “comp”! Some of these owners will be very helpful.)
If “yes”: Good! Do you mind telling me a bit about the property?

I have a friend (or a member of my family) who is thinking of moving into your neighborhood, and might consider renting. But they might want to get “an option to buy the property at sometime in the future – say, after a year or so... Does that sound like something you might consider?"
HELPFUL HINT: You can use current newspapers – but old newspapers could be BETTER! For example, a paper that is 4 to 6 weeks old, will have properties that were rented or have been on the market for a LONG time! If not rented, these owners will be more motivated than owners who just started running their ads. If rented you have a “comp”, as discussed above.
