1. Always use the latest version of the Propert Information Checklist. (Check back here often.)
2. Fill out the form on all calls.
3. Submit to me only the forms of properties you want to buy, or property about which you have questions. Use this fax number 801-606-3088, no cover sheet is needed.
4. Collect the sellers name and basic information:
a. Put the sellers name(s) and the sellers phone number (the phone number in the ad) in the upper right hand corner of the Property Information Checklist.
b. You will want to organize your sheets by the sellers' phone numbers, because while the ad copy may change, the telephone number rarely does.
c. Note the date the ad ran to the left of the name(s). (You may want to clip the ad to the back of the sheet. The next time you see this phone number, you can check to see if it is a new ad.)
5. At first, ask all the questions on the form... so that you learn to fell comfortable with the phrasing. After 20 or 30 calls, you will have learned 1) how to ask the questions, and 2) which sellers are motivated. At that point, you can skip the hard questions with non-motivated sellers and put them in your "crock pot" (on your "tickler list") for a call back in 3 or 4 weeks, depending on the seller's motivation.
6. Make a commitment now to call 20 or 30 sellers and ask ALL the questions. These questions will help you know when you have a motivated seller, and they will help you structure your purchase.
