The Property Information Checklists (Updated 11/22/04)

The "Property Information Checklist" is designed to help you do MORE than just gather information about a property. It is designed to help you ask the questions to determine HOW you are going to actually purchase the property. The "PIC" will give you enough information to help you 1) "qualify the property" and 2) structure the offer and the closing. Be sure to ask all the questions on the Property Information Checklist. Asking all the questions is the only way to know if your property is a "good" deal.  

There are TWO versions available:
The first version of the form is "L2", for "Level 2." This version of the form is to be used the FIRST time to talk to the seller. Use this script: "I work with different groups of investors. And in order to determine which investor groups might be interested in your property right now, I need to ask a few key questions. If none of these questions seem acceptable to you at this time, please don't be frustrated. However, I do need to ask these questions, because if you say "yes" to anyone of them, I can go to work to help you close quickly. Does that sound OK?"


The next version of the form is "V7 - Staff". This the version you use after you have had a little experience and when you are negotiating with the seller for the purchase. Usually, this will be used the second or third time you call.

Once you have printed the form, neatly type or print your personal information on Lines 4 through 8. Now make about 4 or 5 copies of the form - just enough to make a few calls -- and use them as your script and outline in your conversations with the sellers.
