Refinance Process

Whether refinancing to lower your payment or take "cash out" of your home for remodeling, debt consolidation, etc. the information below will be helpful.

What will Tracey need for pre-approval?

*Most recent paystubs or letter of hire for new job

*Last two years W-2's

*Last two years tax returns if self-employed or receiving commission income

*Documents to verify other types of income ie, child support, social security, pension, etc. 

*Copy of bankruptcy including all schedules and discharge (if applicable)

*Copy of divorce decree (if applicable)

*Last two months bank statements

*Most recent statement on any retirement/investment accounts

*Contact information for your homeowner's insurance agent.

*Drivers license and social security card or military ID

 

Note:  If you have good credit and aren't taking any "cash out" of your home you may need very little documentation to do the loan.  Call Tracey or apply online, and she can run your loan through an Automated Underwriting program to give you the exact requirements and save you from searching for documents you don't need.






Will I need an appraisal?

Yes.  Occasionally, our Automated Underwriting system will accept the "stated" value of the home and only require a "Drive By" appraisal that doesn't declare a market value.  Any loan taking "cash out" of your home, will require a full appraisal. 




What are the steps to the refinance process?

*Get pre-approved

*Discuss interest rates with Tracey and consider "locking in" a rate

*Tracey will order the appraisal, flood certification, title policy, and existing loan payoffs.  (If you are in a flood zone, you will be required to provide proof of flood insurance.) 

*When the appraisal is received, Tracey will notify you and put the loan in for final underwriting.

*Close on the loan with an escrow officer at the title company.






How long does it take to process my loan?

2-3 weeks, although many loans can be accelerated if necessary.




If I take "cash out" of my home, when will the funds be available?

Your proceeds will be available from the title company on the day after the 3-day right-of-recission period that is mandatory on most refinance loans on a primary residence. 




What if interest rates drop while my loan is being processed? Am I stuck?

Not always.  On fixed rate first mortgages,  SWBC will allow a one-time re-lock, if rates improve at least .25%.  This does not apply to adjustable rate loans, or other specialty products.  Tracey will notify you if this opportunity becomes available.  Once the loan closes, the rate cannot be changed.






Will SWBC sell my loan?

Yes.  SWBC processes and funds your loan in their local office.  They will then transfer your loan to a loan servicer after closing ie, Utah Housing, Chase, Suntrust, etc.  You may make your first payment or two to SWBC, but you will eventually transfer to the new servicer.  You will get documentation from SWBC and the new servicer when the transition is to take place.  The terms of your loan can never change when a loan is sold.
